Community Association

There are two Community Associations representing all property owners within The Greenbrier estate. The Greenbrier Village Community Association predates The Greenbrier Sporting Club and represents property owners within the Creekside and Greenbrier Village neighborhoods that were part of the original Old White development. The Greenbrier Sporting Club Community Association represents the property owners of all of the various neighborhoods that comprise The Greenbrier Sporting Club development. Each of these Associations are separate, self-sustaining entities that are funded through assessments to the individual members of these Associations.  Each Association has its own Board of Directors; however there are management agreements in place allowing for the day to day management and administration to be performed by The Greenbrier Sporting Club.

The Greenbrier Village Community Association is comprised of property owners owning within the Creekside and Greenbrier Village neighborhoods. Direction for this Association is provided by a Board of Directors made of up of 8 individuals including 5 property owners and 3 representatives of The Greenbrier Hotel Corporation. As previously mentioned, day to day operations and administration is handled by The Greenbrier Sporting Club.

The Greenbrier Village Community Association is responsible for the care and maintenance of all Common Elements and Limited Common Elements within the neighborhood. This includes road maintenance, snow removal, landscape maintenance, signage etc. Additionally, The Greenbrier Village Community Association provides for water, sewer, security patrols, and garbage pick up for its members through agreements with The Greenbrier.

Due to the nature and proximity of the units within the Creekside neighborhood, the Association also arranges for the care of individual properties. Property owners in this area are assessed a Regime Fee in addition to the Annual Assessment, and this allows for the funding of lawn and landscape maintenance, sidewalk and driveway maintenance, exterior lighting, pest control and gutter cleaning of individual units to provide uniformity and consistency throughout the area.
The Greenbrier Sporting Club Community Association is comprised of property owners owning within any neighborhood except Creekside and Greenbrier Village. Direction for this Association is provided by a Board of Directors made up of 5 individuals including 4 property owners and 1 representative of The Greenbrier Hotel Corporation. Day to day management and administration of the Association is provided by The Greenbrier Sporting Club.

The Greenbrier Sporting Club Community Association is responsible for the care and maintenance of all Common Elements and Limited Common Elements within the development. This includes all landscape maintenance, road maintenance, signage, snow removal and care of structures, including the Howard’s Creek Gristmill located on Common Elements of the Association. Additionally, The Greenbrier Sporting Club Community Association provides for the security patrols and gate access to the property.

There are also 4 Regimes within the Greenbrier Sporting Club Community Association which provide additional services to the residents within particular neighborhoods due to specific needs and common benefit provided. Areas covered by these Regimes are Copeland Hill, Lodge Cottages, Willows and Springhouse Cottages Garage.

Through the Copeland Hill Regime fee, individual units within that neighborhood are provided with lawn and landscape care, driveway and sidewalk maintenance, exterior lighting, security and pest control and garbage pick up.

The Lodge Cottage Regime fee provides for lawn and landscape maintenance, sidewalk and driveway maintenance, snow removal, security, and garbage pick up.

The Willows Regime fee provides for lawn and landscape maintenance and driveway maintenance, snow removal, security, and garbage pick up.

The Springhouse Cottage Garage Regime assumes the care of the commonly owned, 8 stall garage located within Springhouse Cottage neighborhood and covers all maintenance, utilities and pest control.
